Do I maintain the trees that line the street on my property?

Yes. Trim them to match the neighborhood. You may mulch them to match your landscape, but they may not be cut down or removed.

Who do I contact if there is a tree on the common grounds about to fall onto my property?

How often are vacant lots to be mowed? Who do I contact if one around me is in need of mowing?

Vacant lots are to be mowed as needed or every 2 weeks during the growing season.  If there is a concern about a vacant lot, please contact the MLMC.

Can I change or replace trees, plants or shrubs on my property?

Can I make changes to the exterior of my home or garage? (ex.: shutters, paint, stucco, door color, wells, etc.?)

Are we or our guests allowed to park our/their cars on the street?

You may park automobiles on the street during the day but not overnight.  Please make sure you park with the flow of traffic, not against.  Overnight parking must be in your driveway or garage.  No recreational vehicles are permitted to park on the Street.  The ARB has additional information on the parking and storing of other types of vehicles. Please refer to the Restrictions and Covenants under Governing Documents page of the website.

Are there any rules about where I can keep my trash cans?

Yes. They may not be placed out on the curb until 4pm the day prior to collection and must brought in the evening the trash was collected. They must be stored either on the specified service pad or in your garage.

Can I install a fence or wall on my property?

Can I put up a basketball hoop, soccer net, trampoline, playground equipment, sport court, etc.?

Can I install a pool and/or screen enclosure?

Can I install an above ground swimming pool or above ground hot tub?

No, above ground pools and hot tubs are not permitted in Pablo Creek Reserve.

Can I install a satellite dish?

Yes, with approval from the Architectural Review Board (ARB). You'll find the ARB Process and Procedure Manual at www.pablocreekreservehoa.com.

Who do I contact for animal control?

Natural wildlife animals can be reported to MLMC. Nuisances with domesticated animals like dogs and cats may be reported to the City of Jacksonville Animal Control at 904-630-2489.

If I have an issue with an adjacent lot under construction, do I discuss it with the builder or Marsh Landing Management Company?

Are there rules about holiday decorations and the amount of time they can be placed on the exterior of my home?

Yes, holiday decorations can be put up no earlier than November 15 and must be removed no later than January 15th.

Are there restrictions for Residents doing yard & maintenance work on their property on Saturday or Sunday?

There are no restrictions that are done by the resident. There are vendor restrictions, which would include lawn service and pressure washers, which are Monday-Friday 7am to 7pm and Saturday 8am to 3pm., Sundays or Holidays.

Can our Access Control personnel patrol my home when I am away for an extended period of time?
