Windemere at Sawgrass Condominiums

Marsh Landing Management Company (MLMC) manages Windemere, and Susan Bailey is your Association Manager. Should you have any questions concerning the Association, Susan will be happy to assist you. Unit owner assessments are billed monthly and each owner receives a payment book at the start of the Association's fiscal year, which begins on June 1st. Payment is due each month as noted on the coupons. Funds from the dues are used to maintain the buildings, the facilities, common areas of the community, to fund the Reserve Account, and to pay for the Condominium Insurance.

The Windemere Board of Directors meets on a quarterly basis at the offices of Marsh Landing Management. All residents are welcome to attend the Board meetings. Your input concerning the community is always welcome. Notices of the meetings are posted in each lobby.

Copies of the Documents as well as the Rules and Regulations for the Association, covering such items as requirements for leasing, pool use, and parking are available from Marsh Landing Management. If delivered by e-mail, there is no charge for obtaining the documents. Hard copies may be obtained from the Management Company for a reproduction fee.

When are my Owners' Assessments due?

Coupon books are sent to each owner to use for paying monthly dues at the beginning of the fiscal year, which starts on June 1 of each year. Due dates and late fees are explained on the coupons. The funds are used to maintain the Reserve Account, cover the operations costs, pay for exterior and community common area maintenance, and other General Operating Costs. It is the owner's responsibility to update any change of address with Management Company to ensure proper receipt of assessment statements.

What do I need to do if I want to add/remove guests or service providers such as landscapers or pest control vendors allowed to enter to my standing list?

Please contact the Gate House at the entry to the Sawgrass Beach Club with your list of frequent visitors. Please notify the Gate if you have changes to your list.

What do I need to do if I notice a Rules infraction?

Please report any infractions to the Property Manager in writing or via email. The email address for the Association Manager is sbailey@marshlanding.org.

How can I stay informed about Windemere's Rules and Regulations?

The Management Company can provide hard copies for the cost of reproduction, or email them to owners at no charge.

How often does the Board of Directors hold meetings?

The Board meets on a quarterly basis in January, March, July, and October. Meetings are open to all residents. The Board welcomes and encourages owner attendance.

What do I need to do if I change vehicles?

Please bring your new vehicle registration to the May Management office and a new bar code will be issued to you for $5. Also, please tell May Management which vehicle you are replacing so that the old bar code can be removed from the system.

The Board meets monthly on the second Tuesday of each month, at 7 PM in the Amenity Center. Meetings are open to all residents. The Board always takes questions from residents.

What do I need to do if I obtain a trailer, boat, Jet Ski or RV?

We regret that the documents do not allow the above-mentioned vehicles to be parked on Windemere property.

How can I report maintenance issues?

Please report issues to the Site Supervisor, Bill Canty. (904) 219-2374 Emergencies with regard to the common areas of the buildings should be reported to Marsh Landing Management.
