James Island Property Owners Association FAQ's
Marsh Landing Management Company (MLMC) has managed James Island since August, 2008 and Susan Bailey and Debbie Koteles are your Property Managers. The annual homeowner's assessments are billed quarterly on the first day of January, April, July and October and payment is due within thirty days of receipt of your invoice. These funds are used to maintain the recreational facilities, common areas of the community and controlled access.
The community website is www.jamesislandjacksonville.com where you will find information relating to James Island. Available on the web site are the HOA Documents, Rules and Regulations for the community as well as the ARC Guidelines, ARC application and vehicle registration forms.
The James Island Board of Directors meets on the last Thursday of each month at 6:30 PM at the James Island Club House. All residents are welcome to attend the Board meetings. Your input concerning the community is always welcome.
Exterior modifications to your home or property require prior review and approval by the ARC. Applications should be submitted in advance to Marsh Landing Management by the last Thursday of the month for the ARC meeting on the first Tuesday of every month at 6:30 PM at the James Island Club House.
Please report any covenant violations or common area concerns to your Property Managers.

When are my Owners' Assessments due?Owners' Assessments are billed quarterly to all owners. They pay for Road Reserve, Access Control, Community Maintenance, and other General Operating Costs. It is the owner's responsibility to update any change of address with Management Company to ensure proper receipt of assessment statements.
What do I need to do if I want to make an exterior modification to my house?Please complete an ARC modification form and submit it to the Property Manager with checks for the appropriate review fee and performance deposit. Forms are due by last Thursday of each month and the ARC meets the first Tuesday of each month for all review requests. Projects must be approved in advance.
What do I need to do if I want to remove a dead tree from my lot?Please complete ARC modification form and submit it to the Property Manager with a picture of the diseased tree.
When is trash pickup?Trash pickup occurs on Mondays and Yard Debris pick up occurs on Tuesdays. If you have any questions concerning trash pick up or lawn debris removal please call 630-city.
What do I need to do if I want to add/remove guests allowed to visit us?Please contact the Guard House with your list of frequent visitors. If you are having a social event please fill out the guest list available on the James Island web site, www.jamesislandjacksonville.com and return it to the Guard House.
What do I need to do if I change vehicles?Please bring your new vehicle and registration to the Marsh Landing Management office and a new bar code will be issued to you and placed on your vehicle.
What do I need to do if I notice a covenant infraction?Please report any infractions to the Property Manager in writing or via email. Our email address is email@example.com or firstname.lastname@example.org.
How can I stay informed about James Islands Rules and Regulations?Copies of our covenants are located on-line at www.jamesislandjacksonville.com.
What do I need to do if I obtain a trailer, boat, Jet Ski or RV?We regret that the documents do not allow the above-mentioned vehicles to be parked in driveways; however you may park your vehicle(s) in your garage.
How can I report unlit streetlights?Please report streetlight issues to the Property Manager. You will need to note the address that the street light is located next to and the light number located towards the top of the light pole.
How can I report the common area landscaping maintenance and lake maintenance issues?Please contact the Property Manager at 273-3033.
